Allambie Heights notches up new record house price with big sale

Sydney’s northern beaches suburb of Allambie Heights was named the most popular in NSW for buyers last year – and just 12 days into 2021 it has a new record house sale price.

The brand new, luxury four-bedroom home with lift, at 30 Lyly Rd, was due to go under the hammer this weekend but sold prior to auction on Tuesday for a whopping $3.05 million, through Hugo and Luljeta Ortega, of Etch Real Estate.

The previous record was set in 2018 with the sale of 14 Maroa Cres, for $3.03 million.

The Lyly Rd sale is only the second residential suburb in Allambie Heights over $3 million.

Mr Ortega said they had marketed the property heavily in high-end markets around Sydney, looking to capture out-of-area buyers.

The move paid off, and they were flooded with interest from buyers all over Sydney. It came down to a negotiation tussle between buyers in St. Ives, Mosman, Manly and Randwick.

Throughout the campaign, Mr Ortega said they received 197 inquiries, showed 67 parties through the home, and issued 11 contracts.

In the end the property was bought by a local family coming back from a stint in Barangaroo.

Mr Ortega said the vendor “couldn’t be happier” with the result.

He said targeting marketing to the “landlocked wealthy”, as they describe buyers in

suburbs like Roseville, Lindfield, Randwick and Kensington, had paid off.

“We created a cinematic video which appealed to buyers looking to enjoy the lifestyle benefits of the Northern Beaches and promoted the merits of Allambie Heights to the unacquainted,” he said.

“Many buyers admitted to us that they had to use the GPS to find the home, which we took as a great indication that our marketing strategy was attracting the right buyers and the eventual result shows that this sort of accuracy works.”
